Job Description

A National leader in the custom home building industry, is looking for a General Manager in Chesapeake, VA.

An ideal candidate must possess a strong work ethic, problem-solving skills, and knowledge of residential construction. Someone from/familiar with the Hampton Road’s area & knows the local vendors/subs/etc to acclimate more quickly to the operations. They are looking for the right person with “high energy” and constantly driving the Sales/Production process.

Here is a basic breakdown of our approach to managing all aspects of the branch operations, sales & production for our office clientele & staff.

Daily Focus:

Inspect/maintain model center

Review new leads

Update with Division President

Review writes, CLC’s, Starts, Settlements, perms

Update map and white boards

Review plans and estimate timeframes at Corporate

Weekly Check-in / Review:

Update Lender Report

Update Job Boards

Attend/facilitate/lead Production Meeting, Drafting Meeting, Manager Meeting, Core Personnel Meeting

Review Bills

Review WIP schedules

Review warranty backlog

Review construction loans in process

Monthly Check-in:

Review advertising and approve budget

Review mileage reports

Review expense reports

Create and submit projections

Other periodic duties to stay on top of things:

Field overflow (phone calls, sales traffic, deliveries, site meetings etc.)

Assign job numbers

Manager walks

Job inspections

Drafting file reviews

Corporate file reviews

Plan reviews

EPO reviews

Recruit/hire/train/mentor/supervise employees, subs and vendors


Negotiate with subs and suppliers

Review overhead and general P&L

Review individual job margins

Field customer concerns

Obtain & Approve Special Pricing for Building Consultants

Inspect vehicles each week per checklist

Approve all files per file checklist

Sponsor/mentor new General Manager replacement

Order supplies

Maintain a tightly managed work schedule

Motivate and participate (1 book per month) in reading program

Set Goals and projections

Maintain budgets and strategic reports as required

Make sure expense and mobile phones are in budget

Maintain confidentiality per confidentiality agreement

Payroll, commission and draws

Maintain posted office vacation schedule

Update staff on intranet capabilities

Actively train on our policy and philosophies

Make non-standard item hit list

Process change orders – files and Pos

Review all concessions

Collect and review all HUD’s

Notify all supervisors of any legal issues or pending customer concerns

Post customer concerns on job boards

Review perm loans


Maintain lender updates and relationships

Coordinate advertising

Maintain sales pipeline and calls as needed

Review sales/production board with staff every afternoon

Process leads on Siebel, post leads on boards, work lead review

Discuss specials, review products

Train and role play

Review construction loan closings

Maintain relationships with; brokers, banks, attorneys, realtors

Train new building consultants

Review sales board with staff twice daily

Active training on sales manuals

Review and collect all HUD’s prior to commissions

Review all concessions


Approve all VPOs and sub bills

Train new Superintendents

Review production board with staff every morning and afternoon

Visit job sites at site, pre-sheetrock, final walkthroughs utilizing checklists

Maintain a substantial level of trade with contractors and suppliers

Review costs on financial reporting software

Maintain up to date knowledge of codes

Build relationships with building officials, vendors, and suppliers

Reference non-standard hit list to PO list

Active training on production manual

Aggressive work to eliminate variances and budget and allowance overruns

Insure all field work orders are executed and paid

Update intranet for job status

Warranty reviews

Maintain inspection records
